Listed Buildings

Over the decades We've heard all of the 'old wives tales' such as:

"It's only Grade 2 so only the front is listed"

"It's only the outside, the inside isn't listed"

"It's only the house itself, nothing else on the plot is listed"

Thankfully we don't hear this nonsense so much nowadays, the message seems to be getting through at long last!

Today we're seeing almost the opposite: people thinking they must act out an Oliver Twist scene by approaching the local corporation, bowl in hand, and a 'please Sir, can I have' mentality

Or thinking they can write lots of emails and become 'buddies' with the conservation officer, and in return receive preferential treatment!

AKA: today's 'old wives tales'

The process of 'listing' buildings of special architectural or historical interest began in the 1940s, with the Town and Country Planning Acts of 1944 and 1947. The List is currently compiled under the terms of section 1 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Heritage Design and Access Statements

A Heritage Design and Access Statement is a vital document that shows you have researched and understand the heritage value of your property and identified any areas of archaeological importance before commencing any works; outlining how heritage features will be preserved and integrated into new developments. We can create a comprehensive statement that meets the requirements of local authorities and heritage organisations.

If you fail to submit a supporting  Heritage Design and Access statement, your application will not be accepted.

Because every LBC application is unique, our fees are based on the level of work being planned, and the estimated research timescale to produce a comprehensive & appropriate pack of documents.
